Terms of Service

1. Agreement

These terms govern your use of our websites, the resident and owner portal, the FieldVine

application, and the secure document links we send you. Using any of them means you accept them.

Your lease is a separate agreement, and it governs. Nothing here changes any right or obligation

in your lease or a management agreement. Where these terms and a signed agreement conflict, the

signed agreement wins.

2. Who may use these services

You must be 18 or older. Accounts are for the person they were issued to. Do not share your

sign-in, and tell us promptly if you believe someone else has used it.

3. Electronic records and signatures

You agree that we may provide agreements, notices, disclosures and statements electronically, and

that signing electronically — by typing your name, drawing a signature, or clicking to accept on a

page we send you — has the same legal effect as signing on paper.

You may withdraw this consent and ask for paper by writing to us, though some services require

electronic delivery to operate. To use electronic records you need an internet connection, a

current browser, and an email address you check. You may request a paper copy of anything you

signed electronically.

4. Communications you agree to

By giving us your phone number you agree we may call and text you about your tenancy,

application, maintenance or account, including with automated systems. Consent to these messages

is not a condition of renting from us. Reply STOP to stop texts.

You agree that calls with our offices may be recorded and transcribed, and that some of our

replies are produced by automated agents that identify themselves as such, as described in our

privacy policy.

5. Payments

Payments are processed by third-party providers under their own terms. You are responsible for the

accuracy of the account details you give us. Returned or failed payments may incur fees under your

lease and the provider's terms. Scheduling a payment does not satisfy an obligation until funds

clear.

6. Acceptable use

Do not use these services to break the law, to harass anyone, to attempt access to accounts or

data that are not yours, to probe or disrupt our systems, to scrape or copy content at scale, or

to misrepresent who you are. We may suspend access for any of these.

7. Content — ours and yours

Our websites, applications, photographs, video, listing copy and branding belong to us or our

licensors. You may not reuse them commercially without written permission, and property

photographs may not be used in another listing.

When you send us documents, photographs or messages, you keep ownership and give us permission to

use them to provide our services — including sharing a maintenance photograph with the contractor

doing the work, or with the owner of the property.

8. Availability

We aim to keep these services running but do not guarantee they will always be available or

error-free, and we may change or withdraw features. If a portal is unavailable, that does not

excuse an obligation under your lease — contact our office and we will give you another way to

meet it.

9. FieldVine for business customers

Where a company licenses FieldVine from us as software: the subscription runs until cancelled and

fees are billed in advance through our payment processor; the customer is responsible for its own

users and for the accuracy and lawfulness of the data it uploads; the customer keeps ownership of

that data and may export it during the subscription; and we may suspend the service for

non-payment. Either party may cancel at the end of a billing period. A separate written agreement

may apply and, where it does, it governs.

10. Fair housing and licensing

We do business in accordance with federal, Kentucky and Indiana fair housing law. We do not

discriminate on the basis of race, color, religion, sex, disability, familial status, national

origin, or any other protected characteristic.

branch, licence number 239573. Our principal broker is George N. Barrett, Kentucky broker licence

11. Accessibility

We want our websites and applications to be usable by everyone, including people using screen

readers and other assistive technology, and we work to improve them over time. If you have

difficulty using any part of them, or cannot reach information you need, contact us at

privacypolicy@lreillc.com or call our office and we will provide the information or complete the

transaction with you another way.

12. Disclaimers and limits

Our websites and applications are provided as they are, without warranties of any kind to the

extent the law allows. To the extent the law allows, we are not liable for indirect or

consequential losses arising from your use of them, and our total liability relating to these

services is limited to the amount you paid us for them in the previous twelve months. This section

applies to the websites and applications only. It does not limit any obligation we owe under a

lease, a management agreement, or Kentucky landlord-tenant law.

13. Governing law

These terms are governed by the law of the Commonwealth of Kentucky. Disputes about these services

will be brought in the state or federal courts serving Jefferson County, Kentucky.

14. Changes and contact

We may update these terms. Continued use after the effective date means you accept the change.
